Should You Get a Commercial Roof Inspection?

The roof is one of the most important parts of a large commercial building. Flat roofs need to be inspected on a regular basis, and not just with a once-over glance. A thorough inspection is necessary to make sure the roof is protecting the rest of the building properly.

So, should you get a commercial roof inspection? If it's been awhile since your last inspection, or if you're buying or selling a commercial property, scheduling an inspection is a great idea. A-Plus Roofing can send inspectors to take a look at your surfacing material, roof flashing, your gutters, and the overall condition of your roof's material to make sure everything is in good shape.

You can expect a roofing inspection to take anywhere from 45 minutes to several hours, depending on how difficult the roof is to inspect, and what kind of shape the roof's materials are in.

If you're ready to schedule your commercial roof inspection, give A-Plus Roofing a call at 952-894-5435.

Flat Roofing: Pros & Cons of Roofing in the Winter

The cold weather has arrived, and many business owners may not have had the chance in the springtime to have flat roof repairs done. Many seek to have their roof repaired or installed before the winter arrives, and while the concerns are understood, it's a misconception that that a roof can only be repaired or installed during the months. Many types of flat roofs can be installed in the winter: it's just like doing it in the summer, except the weather is a bit chillier.

Certain types of flat roofing should not be installed during the winter:
  • Rubber Roofs (EPDM)
  • Modified Bitumen
  • Peal-n-Stick Flat Roof Products
Types of flat roofs that can be installed during the winter include:
  • PVC
  • TPO
Those two are installed using hot-air welded seams instead of adhesives (like the three above). Because of the cold weather, the adhesives may not properly adhere to the surface, freeze and the chemical composition will distort in one way or another, causing premature roofing failure.

Flat Roofs: Fixing Your Flat Roof in the Winter

Many may tell you that doing flat roof repairs is impossible in the wintertime. However, it can be done, but there are a few things one should know before contracting a contractor to have these repairs done.

The first thing is the temperature. While you can get the best prices to have repairs or replacements done, some flat roof systems should not be installed when colder temperatures are present. Many of the single-ply systems like EPDM and modified bitumen cannot be installed correctly as the glues and adhesives used will not bond properly, and can lead to premature failure and roofing leaks in the springtime. Warranties may not be covered as the roofing was installed improperly.

However, TPO and PVC flat roofing can be installed in the winter, as they use hot-air welded seams as opposed to an adhesive. These single-ply roofing types are attached with a mechanical assembly with heavy duty screws and plates, and seams are closed with hot-air welding equipment that operates at temperatures of 800 to 1,100 degrees Fahrenheit, and these high temps will make sure seam welds aren't affected during the cold winter months.

The perfect flat roofing system to have installed in the winter is hot asphalt or built-up roofs (BUR), as there is no open flame on the roof; liquid tar or asphalt is pumped to the area of application, and is very easy to work with as it's heated to 400 degrees; and it seeps into crack and crevice.

If you need a new flat roofing system in the winter, the best choice is hot asphalt roofing. Other systems can be installed in the winter, but hot asphalt does not need technique adjustments for a successful installation.

Advantages of Having a Flat Roof on Your Commercial Building

Business owners building a new commercial site focus intensely what goes inside, but may not think much about the outside, especially the roof. When trying to figure out what type of roof to install – flat or slanted – many may not understand the difference in these options, and may not know which one is better for their services. One of the biggest benefits business owners find in option for a flat roof installation is that can reduce expenses while adding value to the building.

Accessibility
Compared to other options, flat roofs offer more accessibility because of the absence of a large slope. The chance that an individual will slip off is minimal. Many business owners like having a flat roof because employees have a place to go for a break.

Space saver
Slope roofs mean lost space due to the beams holding up the top, creating dead space, which can't be utilized in any fashion.

Easy to build
Flat roofs have less surface area, meaning not as much material is needed for construction. The business owner purchasing the roof won't have to pay as much money as might have had to with a slanting roof. Because of this, they are less physically demanding and take up less time to build.

(Fun fact: Most flat roofs aren't 100% flat. They have a very small, almost unnoticeable slop to assist in draining off water.)

Flat Roof Repairs

As your flat roof ages, repairs may be needed. You’ll have to decide if it’s worth constantly paying for flat roof repairs or having a new roof installed. Before you call a flat roofing company about getting a new roof, here are some things you can do about flat roof leaks.

Is this roof new? Then call the flat roofing contractor and have them fix the issue. If the roof is older, then you have one of three options to consider:

Fixing it yourself
Having another contractor handle the work
Install a new roof

First, put a tarp on the roof to prevent the spread of damages. You’ll then want to estimate the real cost of repair by doing some research. There are several remedies you can try before calling for help, like laying down new asphalt and fixing seams, but you want to be sure you are capable of doing the repairs. Flat roofs are different than regular roofs, and sometimes more different.

When it comes to leaks, it’s better to have the problem fixed sooner than later. A leak allowed to go on will mean costs down the road. If you ignore them, then interior damage will begin, soon followed by thousands of dollars in repair. Furniture and goods will be damaged, and the roof will begin deteriorating.

Don’t let this happen. If you need help with your St Paul flat roof, contact flat roofing experts A-Plus Roofing by visiting www.APlusRoofingMN.com

Flat Roof FAQ

We get a lot of questions about what it takes to install a flat roof. Here are a few:

Should flat roofs be sloped?
You should consider sloping if the structure causes ponds to appear for an extended period. Water should evaporate after three days, so if you’re having issues with roof ponds, then you should investigate adding extra drainage or having it sloped. Check around with different flat roofing contractors about issues to alleviate.

Can I cut costs by using materials left from other jobs?
Yes, but you do not want to use leftover materials. This will cut the quality of the work, and you risk your new roof being installed with the wrong materials, which can result in frequent leaks and cracks.

Can any roofing contractor install flat roofing?
No. Installing a flat roof is different in many ways from putting in a regular roof. An experienced flat roofing company will have the knowledge, warranties, insurance coverage and licenses to ensure your job is done right.

What causes flat roof leaks?
It begins usually at the flashings, and areas where HVAC units are mounted are also areas to suspect. The amount of weight you put on the roof can cause it to deteriorate and cause ponds to form.

Should I be concerned about ponds?
Yes. Frequent ponding can cause your roofing to deteriorate with the growth that breeds. Mosquitoes and other annoying insects will take home in these ponds, which can present a health risk.

How to Determine if Your St Paul MN Business Needs a New Flat Roof

Having flat roof issues? Are constant flat roof repairs affecting the way your St Paul business operates? Then it might be time to think replace about your commercial roofing. Here is what the staff at A-Plus Roofing looks for when deciding if it’s time for a flat roof replacement:

Take a look inside
We recommend you have a roof inspection done at least twice a year. It should begin always inside, with attention paid to areas where the roof deck is sagging, as well as indications of water damage or leaking. Other things to look for include dark spots and any outside light showing through.

Investigate the exterior
Take a trip outside and look for gaps in the flashing. Also look for things like curling shingles; lifting; dark or green spots; missing shingles; and other telltale signs of distressed roofs. Another thing to look for is blisters, or sections of the roof that feel mushy. Blisters are caused by water that has seeped between roofing layers, and may need to be removed and replaced.

You’ll also want to take a close look at the overall roof surface to see if it’s cracked. This could mean having new roofing tar applied. A simple resurfacing could be all the roof needs to extend its lifespan for a few more years. Most flat asphalt roofs have a 20 year life expectancy, and if your roof is experiencing issues that require constant repair and it’s nearing 20, then it might be time to think about replacing it.

Get a Tax Deduction With an Energy Efficient Flat Roof from A-Plus Roofing

Worried about the cost of replacing your Twin Cities flat roof? Did you know you could deduct the expense on your taxes if it’s a commercial roof replacement?

Under the tax code, business property expenditures are deductible. But, the government in 2008 gave property owners a little more reason to fix or repair their flat roof, as there were tax incentives for upgrading buildings. One of these incentives was encouraging property owners to replace the old asphalt shingles with new, energy-efficient roofing, like flat metal roofs.

Metal roofs decrease cooling energy in homes or businesses by reflecting rays instead of absorbing them. This helps to lessen smog and air pollution. If you choose an Energy Star qualified roof, you can receive a credit of up to 10% to 30% of the cost of the total cost.

If you have questions about whether your Minnesota roof replacement qualifies for the tax deduction, get in touch with the experts at A-Plus Roofing by visiting www.APlusRoofingMN.com
